Information for Tenants

RTA Tenant Information Statement – Form 17a

The Pocket guide for tenants – house and units (Form 17a) is for tenants who live in houses, flats, units, and townhouses. It includes information the tenant will need while renting and explains their rights and responsibilities under the law.

Utilities Connection

It is a tenant’s responsibility to arrange for their own electricity, gas, and internet to be connected and ready for their first day of the tenancy.

Non-Payment of Rent

If a tenant/s hasn’t paid the rent on or before the day it is due, the following day they are in arrears with their rental payment.

The property manager cannot issue a breach notice until the tenant is 8 clear days in arrears. However, during this time, we will issue the tenants with a reminder on both the 4th and 6th day of arrears and contact them via phone.

If for any reason you can not pay you rent by the due date, always make contact with your property manager to discuss your options.

Tenants’ Contents Insurance

Tenants’ personal items are not covered under the landlord’s insurance policy. If you want cover on your personal belongings, you will need to take out your own insurance policy.

Having your own personal contents cover may provide you with the option to repair or replace your personal belongings if they are affected by an insured event like fire, storm, theft, flood, or a break-in.

Please ensure you complete your own research to ensure you choose the right policy for your circumstances.

Entry Condition Report

The entry condition report records the condition of the property, and any inclusions (e.g. furniture) at the start of the tenancy.

Filling out this report properly including photos and returning within 7 days from the start of the tenancy, will help to avoid future problems as this report plays a very crucial part of the vacating process.

Water Usage Charges

Landlords can pass on the full water consumption charges to the tenants providing all the minimum criteria has been met.

A rental property is considered water compliant if all internal taps and shower heads are at a maximum flow rate of 9 litres per minute and toilets do no excess 6.5 litres on full flush and 3.5 litres on a half flush.

Change of Shared Tenancy

We know that life doesn’t always go the way we plan, this may result in a change of lease holders during the fixed term agreement.

If this is to occur, then there are a few steps that require to be completed by both the property manager and tenant/s.

When tenants change during a tenancy, the property manager / owner must agree to any changes on the tenancy agreement.

Ending an Agreement Early (breaking a lease)

If a tenant ends a fixed term agreement before the end date, they are breaking the agreement. This is also known as breaking the lease.

A tenancy agreement is a legally binding agreement. If it is broken, compensation will probably need to be paid.

Please contact your property manager, who will help you with the steps to ensure a smooth process for all.

Vacating Your Property

When the time comes that you need to vacate the property at the end of your fixed term agreement, there are a few processes that must be completed.

You are required to provide your property manager with a minimum of 14 days written notice, this can be done by completing a Notice of intention to vacate form.

Please ensure all keys (including any extras you may have had cut), remotes and your exit condition report are returned to your Property Manager on your last day of occupancy.

Also don’t forget to arrange a mail redirection and to also have the final readings for your electricity, gas and internet scheduled.

Getting Your Bond Back

The quickest and easiest way to get a bond refund is for all tenant/s listed as bond contributors and the property manager/owner to reach an agreement about how the bond is to be paid out.

It is essential that you update your details with the RTA, including your forwarding address, contact details and bank account when you leave the rental property. Bonds are refunded into Australian bank accounts.

Report Maintenance

All maintenance must be submitted in writing and photos provided where possible. This can be completed directly via your tenant portal.

Tenants can view all tenancy information via your portal access. You will also be able to check your paid to date, any outstanding invoices, even the date when your next Routine Inspection is scheduled for.

This access also allows you to log maintenance as it occurs with all the necessary details and photos required and provides access directly to your property manager.
